Non-Residents
A range of people who are non-residents come into the village legitimately. For our own security and risk management purposes, some oversight is both desirable and mandated in the Deed. These people fall into categories of visitors, guests, boarders, tenants, staff, contractors, and service people. Anyone else would be a trespasser. In this regard we are our own neighbourhood watch and we all need to take an active interest in who is in the village. You are legally responsible for your invitees and ensuring that they abide by your obligations under the Deed.

- a single bedroom Villa, you may only permit one person to reside with you in the Villa;
- either a single bedroom Villa with a study or a two bedroom Villa, you may permit up to two persons to reside with you in the Villa;
- either a two bedroom Villa with a study or a three bedroom Villa, then you may permit up to three persons to reside with you in the Villa.
Family and Friends
Family and friends who come to the village are still classed as Visitors, Guests or Boarders and subject to the same obligations as yourself. In particular they have no extra right to reside in your villa when you are away. They must not unilaterally use your villa in your absence! The Manager may allow them to stay if advised of extenuating circumstances.
Visitors
The Deed states that Visitors means each of your invitees, visitors, employees and agents and any other person who may at any time be in the Villa or in the Village intending to visit the Villa, not being [a Management] invitee, and not staying the night.
Guests
Any person who resides in the Villa one month or less is called a Guest. If they are to stay more than a month they become a Boarder and you must advise the Manager. You must ensure that your Guest ceases residing in the Villa when the Advisory Board gives you a written request for your Guest to do so.
Boarders

FOR POLICY
The Deed at clause 7.1 states that "any person who resides in the Villa for more than one month is called a Boarder." Residents must advise [the Manager] when they have a Guest who may become a Boarder and when they have a Boarder who ceases to become a Boarder. Village rule 8 states that you must give written notice to [the Manager] if you intend to share occupancy of the Villa with any other person for more than one month. There is a cost. The amount of the Resident’s Contribution payable when a Boarder resides with you shall be increased by 25% of the single occupancy Residents’ Contribution for each Boarder. You must ensure that your Boarder ceases residing in the Villa when the Advisory Board gives you a written request for your Boarder to do so.
Tenants
You can let your villa while you are not in residence, subject to some conditions. The Deed states at 7.1(e)&(f) that you may, with [Management's] written approval, grant to any person or persons over the age of 55 years (or in the case of a married or de facto couple one of whom is over the age of 55 years), a right to reside in the Villa in your place. That person is a called a Tenant. If you do then your obligations under this Deed apply to the Tenant. The Tenant must acknowledge in writing, in terms satisfactory to [the Management], that he or she is bound by those obligations. The term of a Tenant’s residency must not exceed 6 months and must be specified in the Tenant’s acknowledgments. Unless the Advisory Board approves in writing, you must not grant any Tenant the right to reside in the Villa for more than 6 months in any calendar year (i.e. 1st January to 31st December).
Staff
Staff refers to employees of the Management Company, and includes the Manager, Administrator, and Resident Support Assistants (RSAs).
Contractors
Contractors may be engaged by the Management companies, the Residents' Committee or by Residents. You must ensure that your contractors sign in at reception and do not cause any undue obstruction. You must make arrangements with The Manager if contractor's vehicles or equipment might cause an obstruction. Note that you are responsible for their conduct while in the village.
Service people
Emergency services and utilities personnel have duties in the village from time to time. Please check their bone fides before allowing them into your villa or to remove anything from the village.
